About our sand mastic in Leverburgh
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We are often asked to deal with mastic dropping out of the joint and draughty sash windows at the surround, on stone surrounds, tenement windows and brick reveals.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Leverburgh questions
Do you cover Leverburgh for sand mastic?
Yes. We work across all of Scotland, and Leverburgh is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Do you cover smaller places like Leverburgh?
Yes, Leverburgh is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I get a quote for sand mastic in Leverburgh?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
Do I need permission for sand mastic on a listed building?
Your local planning authority is the one to ask. They decide whether consent is needed for work to your windows.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels.
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Crumbling stone or brickwork round the window
- Planning or listed building consent (your local planning authority decides)
- Sashes that need overhauling
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What else we do in Leverburgh
What the job involves on each surface
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
Period and listed homes
Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
What we do, step by step
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a single window, longer for several. Around Leverburgh, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
How to prepare
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Leverburgh homes and the weather
Leverburgh is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so the more notice, the better.
Around Leverburgh, as everywhere, sand mastic is only as good as the preparation behind it. Whether the job is in Leverburgh itself or nearby, the right material for each joint matters as much as a neat finish.

Looking after it afterwards
To keep the joints looking good and working properly:
- Plan mastic work ahead of painting
- Get any rot dealt with first
- Take care around the mastic when scraping paint
- Inspect the joints round the windows every year or so
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
