Sand mastic in Latton
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. We work on tenement windows, brick reveals and stone surrounds, and the jobs we see most are patchy fillers round a sash window and draughts and rain around sash boxes.
Mastic can only go onto a dry, clean joint, so window work in Latton is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
We stand behind the work with a 12-month guarantee.

What happens if it’s left?
Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Around Latton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

How we quote for sand mastic
The quote reflects the job in front of us. We look at:
- How much there is to do
- How many rooms, windows or areas are involved
- The type of sealant required
- Any working-time requirements on site
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- The address or postcode of the job
- The rough size of the job
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Different surfaces, different methods
Stone surrounds
Stone surrounds suit sand mastic well. The finish blends with the masonry.
Timber door frames
Door frames get knocked and soaked and the mastic can crack early. We rake it out and renew it.
How it works
We keep the work tidy and contained to the area we’re working on. The job generally takes anything from a few hours to a full day, depending on how many windows, and we tell you how long to leave it before we go. Somewhere like Latton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
How to prepare
- Tell us about any water getting in
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

Advice
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Timber that has rotted
- Whether work needs listed building consent
- Sashes that rattle, stick or won’t open
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.
What we seal
- Sash and case windows
- Stone surrounds
- Brick reveals
- Tenement windows
- Timber door frames
- Period & listed homes
Frames and glazing around Latton
London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Latton is part of Harlow, one of the post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in.
Letting a property close to Harlow Town station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. If you live in an older home near Church of St Andrew, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Church Langley Community Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Locally, jobs take us to homes and businesses close to Passmores Academy, Harlow Marsh and Purple Emperor pub. Latton’s nearest station is Harlow Town station, roughly 1.7 miles north-west. Nearby you will also find Princess Alexandra Hospital (1.7 miles west) and Mark Hall Cycle Museum (0.9 miles north). Open spaces near Latton include Hunsdon Mead.
How to look after the new joints
Aftercare is simple:
- Get any rot dealt with first
- Plan mastic work ahead of painting
- Avoid heavy scraping on the mastic joint
- Keep sills and gutters clear so water drains away
Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens.
