Sand mastic for Lambourne homes and businesses

What the job involves on each surface

Sash and case windows

On a sash window, the mastic joint shows on the outside so we finish it carefully.

Timber door frames

Doors face weather and wear, so their mastic can fail sooner. It’s renewed by hand.

How we handle sand mastic in Lambourne

Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We work on sash and case windows, timber door frames and tenement windows, and people most often call us about gaps where the frame meets the masonry and weathered mastic on the most exposed windows.

Mastic can only go onto a dry, clean joint, so window work in Lambourne is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

How we quote for sand mastic

You will get a clear quote before any work starts. It’s based on:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • Whether the work is at height
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height

We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, ring 0345 464 0079 or send us an email.

Signs you need sand mastic in Lambourne

Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

People normally contact us after spotting something like this:

  • Gaps round a timber door in stone or brick
  • Crumbling sand mastic round a window
  • Gaps where the frame meets the masonry
  • Silicone on a period window that looks wrong

For site and facilities teams at buildings such as Lambourne Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • How the colour is chosen

10 questions to ask before you book

Lambourne: your questions answered

Is Lambourne within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is sand mastic in Lambourne guaranteed?

All our work, in Lambourne and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you replace silicone on a period window with sand mastic?

Generally, yes. With the silicone removed and the joint cleaned we point it with sand mastic.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

What sand mastic looks like in Lambourne

With historic houses such as Hill Hall (about 2.2 miles north) nearby, there’s older building stock in the area around Lambourne as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Parish Church of St Mary and All Saints, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a single window, longer for several. Somewhere as small as Lambourne, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Plan mastic work ahead of painting
  • Take care around the mastic when scraping paint
  • Have rotten timber repaired before new mastic goes in

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

When something else is needed

It helps to know what we cannot do:

  • Crumbling stone or brickwork round the window
  • Whether work needs listed building consent
  • Timber that has rotted

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
