Sand mastic in Horne

About our sand mastic in Horne

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. If you’re dealing with modern sealant on a period surround and mastic that needs renewing before redecorating, we can put it right, on timber door frames, stone surrounds and tenement windows alike.

In a village or hamlet like Horne, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • How many areas need sealing
  • The number and length of the joints

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What we need to know

To help us quote quickly, please include:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • The address or postcode of the job

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.

Horne questions

Can you help a landlord with a rental near Godstone station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Is Horne within the area you cover?

Yes. Horne is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.

What exactly is sand mastic?

A traditional pointing material made from sand and a linseed-oil-based binder for the joint between timber frames and masonry.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can old silicone round a sash window be swapped for sand mastic?

In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

Is the work guaranteed?

Our 12-month guarantee applies on every job.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. Somewhere like Horne needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • Clear items away from the joints we’re working on

How to get a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or drop us an email.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Get any rot dealt with first
  • Leave the new mastic unpainted
  • Check the mastic when you check the paintwork
  • Plan mastic work ahead of painting

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

Period and listed homes

Materials matter on listed and conservation-area homes. Like-for-like sand mastic is normally favoured.

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Do you need sand mastic in Horne?

Shallow joints are a common cause. Mastic that is too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

The most common problems we see are:

  • Mastic that needs renewing before redecorating
  • Mastic round period door frames that has failed
  • Old cement repairs round a window that have failed
  • Wind and rain getting in round a sash window

For an older house near a landmark such as Church of St Mary the Virgin, the joint between an old wall and a newer frame is normally the first place rain gets in.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Is VAT in the price?
  • How long the guarantee is
  • Which colour the sealant will be

Horne homes and the weather

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Rented homes near Godstone station change hands often, and any sash windows need sound mastic to keep draughts and rain out.
