- Draughty sash windows at the surround
- Gaps round a timber door in stone or brick
Sand mastic in Holbrook
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. Renewing it closes the gap and tidies the surround. We work on sash and case windows, brick reveals and stone surrounds, and people most often call us about gaps round a timber door in stone or brick and tired mastic found when preparing windows for paint.
Homes in small places like Holbrook often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

How the visit works
Before we leave, we go over the finished joints with you. The work normally takes a few hours per window, depending on the condition of the joints, depending on the amount of work. For a village or hamlet like Holbrook, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts

Advice
Holbrook homes and the weather
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Holbrook Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. In the older streets around St. Mark's Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Around Holbrook

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Clear gutters so water doesn’t pour onto the windows
- Get any rot dealt with first
- Look over the window mastic once a year
- Don’t run silicone over sand mastic
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Landlords, agents and businesses in Holbrook
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Different surfaces, different methods
Stone surrounds
Old stone surrounds are often uneven, so the gap isn’t the same all the way round. Sand mastic is shaped by hand to suit.
Sash and case windows
Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.
Signs you need sand mastic in Holbrook
Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint, and they normally need raking out.
People generally contact us when they notice one of these:
- Open joints round the window box
- Window mastic to renew ahead of painting
- Gaps round a timber door in stone or brick
- Modern sealant on a period surround
If you let a flat or house near Warnham station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Holbrook: your questions answered
Is Holbrook within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Warnham station. Can you help?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Is consent needed for window work on a listed home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
What’s sand mastic made of?
Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.
What does sand mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
