About our sand mastic in Hiltingbury

Silicone on a period window often looks wrong and does not suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. We work on tenement windows, timber door frames and period & listed homes, and the jobs we see most are failed mastic on an exposed elevation and old cement repairs round a window that have failed.

In a smaller place like Hiltingbury, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. That is hard on the mastic around frames and sills.

Our work is backed for twelve months, in Hiltingbury and everywhere else we cover.

What happens if it’s left?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. Around Hiltingbury, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why us?

  • Old sealant always removed completely
  • Domestic, commercial and hotel work
  • ARBOMaster approved applicator
  • More than 20 years in sealant work

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Take care around the mastic when scraping paint
  • Ask a joiner to look at soft timber first
  • Ask the planning authority about consent for listed or conservation-area homes
  • Make sure water runs off the sill

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

Common problems we fix in Hiltingbury

Timber frames move with the seasons. That movement opens up the mastic joint little by little.

People generally contact us after spotting one of these:

  • Weathered mastic on the most exposed windows
  • Old sand mastic that has cracked, crumbled or fallen out
  • Wind and rain getting in round a sash window
  • Cracked mastic round a front door frame

For site and facilities teams at buildings such as Hiltingbury Junior School, the mastic around its windows and doors needs looking after like any other building’s.

Questions to ask before booking

  • Are they insured?
  • How the joint is cleaned and prepared
  • How long to leave it before use
  • Whether all the old sealant comes out first

How to choose a mastic man

What we do, step by step

The work is kept neat and contained to the joints we are treating. The job generally takes a few hours for a single window, longer for several, and we tell you how long to leave it before we go. Parking around Hiltingbury is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts

Advice

Hiltingbury homes and the weather

With historic houses such as South Stoneham House (about 4.3 miles south) nearby, there’s older building stock in the area around Hiltingbury as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
