Period and listed homes
Period homes look their best with traditional materials.
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.
Sand mastic in Hilden Park, done properly
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. If you have gaps round a timber door in stone or brick and crumbling sand mastic round a window, we can put it right, on stone surrounds, period & listed homes and timber door frames alike.
Around Hilden Park, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
How we quote for sand mastic
Jobs vary more than people expect. The main factors:
- Mould in or behind the old joints
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or drop us an email.
How the visit works
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. In a small place like Hilden Park, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Advice
What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Crumbling stone or brickwork round the window
- Sashes that rattle, stick or will not open
- Whether work needs listed building consent
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Ask us before painting near the mastic
- Keep modern sealant off the mastic
- Avoid heavy scraping on the mastic joint
- Plan mastic work ahead of painting
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Frames and glazing around Hilden Park
With historic houses such as Ightham Mote (about 3.4 miles north) nearby, there’s older building stock in the area around Hilden Park as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Rented homes near Hildenborough station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. In the older streets around Parish Church of St John, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Stocks Green Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Why act early in Hilden Park
Draughts round a sash window aren’t always the sashes. Open mastic joints round the box can let air in, and renewing the mastic closes them. Where a wall is exposed, as many are in small places like Hilden Park, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Combining jobs into one visit is usually more efficient than separate visits. We’ll give you a clear quote for the lot.

Hilden Park: your questions answered
Do you cover Hilden Park for sand mastic?
Yes. We work across London and the South East, and Hilden Park is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.
Do you work for landlords with property near Hildenborough station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.
Is consent needed for window work on a listed home?
Checking first is sensible. Your local planning authority can say if consent is needed for listed or conservation-area properties.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
