Sand mastic near Highwood

How we handle sand mastic in Highwood

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. Typical jobs include crumbling sand mastic round a window and gaps where the frame meets the masonry, across brick reveals, tenement windows and timber door frames.

In a village or hamlet like Highwood, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Big or small, you get the same 12-month guarantee.

Why act early in Highwood

If you’re redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. In a small place like Highwood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Sand mastic in Highwood: local notes

Historic houses like Avon Tyrrell House (about 4.6 miles south) are a reminder that the area around Highwood has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to St John the Baptist include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Poulner Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Find out about consent before window work on a listed home
  • Sort the mastic before the decorators arrive
  • Inspect the joints round the windows every year or so
  • Leave the new mastic unpainted

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Questions from Highwood

What guarantee comes with sand mastic in Highwood?

All our work, in Highwood and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Highwood within the area you cover?

Yes. Highwood is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for letting agents?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Is it possible to take out silicone and use sand mastic instead?

Generally, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How the job changes by surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Like-for-like sand mastic is generally favoured.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

How it works

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes a few hours per window, depending on the condition of the joints. Somewhere as small as Highwood, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

What affects the cost of sand mastic

Every job gets its own quote. This is what makes a difference:

  • The size of the job
  • The old material and how stubborn it is
  • The product the joint needs
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the property is
  • The type of property
  • Pictures of the joints, sent by email
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
