Sand mastic in Gilbert Street

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We work on brick reveals, sash and case windows and tenement windows, and common reasons people get in touch are patchy fillers round a sash window and a silicone bead on a sash window that spoils the look.

Homes in small places like Gilbert Street often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Why deal with it now?

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry so renewing it early protects the window. Where a wall is exposed, as many are in small places like Gilbert Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What the job involves on each surface

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.

Sash and case windows

Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.

Gilbert Street homes and the weather

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Bentworth Hall (about 4.2 miles north) are a reminder that the area around Gilbert Street has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Ropley Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Peter include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

FAQs for Gilbert Street

Do you cover Gilbert Street for sand mastic?

Yes, Gilbert Street is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Is Gilbert Street within the area you cover?

Yes, Gilbert Street is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Gilbert Street.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What we do, step by step

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours per window, depending on the condition of the joints. Somewhere like Gilbert Street needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Keep modern sealant off the mastic
  • Check the mastic when you check the paintwork
  • Don’t paint over the new mastic

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Decisions on consent for listed homes
  • Masonry that needs repairing
  • Sashes that need overhauling

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.
