Sand mastic for Gattonside homes and businesses

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sand mastic in Gattonside, done properly

Sand mastic suits most period window surrounds. Newer frames normally get a flexible sealant instead, and we’ll talk through which suits your home. If you’re dealing with crumbling sand mastic round a window and wind and rain getting in round a sash window, we can help, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Gattonside depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Decisions on consent for listed homes
  • Decayed frames that need repair
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Sash and case windows
  • Tenement windows
  • Brick reveals
  • Stone surrounds
  • Timber door frames
  • Period & listed homes

Leave it or put it right?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. In an older home around Gattonside, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why us?

  • Any old sealant cut out fully, not covered over
  • Quality sealants from Arbo and Everbuild
  • Approved under the ARBOMaster scheme
  • Homes, businesses and hotels

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a single window, longer for several and we leave things clean and tidy. Somewhere like Gattonside may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

Advice

Windows and doors in Gattonside

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For landlords with property near Tweedbank station, any sash windows need sound mastic to keep draughts and rain out. In and around Gattonside, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Your questions about sand mastic in Gattonside

Do you cover smaller places like Gattonside?

Yes, Gattonside is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Gattonside for sand mastic?

Yes, Gattonside is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is it possible to paint over sand mastic?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we’ll talk you through it.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

How long will you be here?

Typically it takes a few hours for a single window, longer for several. Larger jobs naturally take longer, and we’ll say how long yours will take.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Inspect the joints round the windows every year or so
  • Renew mastic before redecorating the windows
  • Make sure water runs off the sill
  • Have rotten timber repaired before new mastic goes in

Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
