Sand mastic in Frating

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on sash and case windows, tenement windows and brick reveals, and common reasons people get in touch are window mastic to renew ahead of painting and gaps where the frame meets the masonry.

In a village or hamlet like Frating, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Masonry that needs repairing
  • Sashes that rattle, stick or won’t open

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we’re called out for in Frating

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

People normally contact us after spotting one of these:

  • A silicone bead on a sash window that spoils the look
  • Crumbling sand mastic round a window
  • Old cement repairs round a window that have failed
  • Gaps between timber frames and stone or brick

If you live in an older home near Saint Andrew's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • Whether the sealant suits the joint
  • How hidden problems are handled
  • What preparation is included

How to choose a mastic man

Different surfaces, different methods

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Period and listed homes

Materials matter on listed and conservation-area homes. Like-for-like sand mastic is usually favoured.

Landlords, agents and businesses in Frating

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. Somewhere as small as Frating, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • Let us know about parking restrictions
  • Mention any tricky access
  • Tell us about any water getting in

What sand mastic looks like in Frating

Frating is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Alresford station, any sash windows need sound mastic to keep draughts and rain out.

Frating: your questions answered

Is sand mastic in a coastal place like Frating any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover smaller places like Frating?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. All the old silicone is removed first so the mastic beds in well.

Do you guarantee sand mastic work?

Our 12-month guarantee applies to all our work.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is consent needed for window work on a listed home?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What happens if it’s left?

If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. Where a wall is exposed, as many are in small places like Frating, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
