Sand mastic near Finmere

Sand mastic for homes and businesses in Finmere

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you have draughty sash windows at the surround and open joints round the window box, we can put it right, whatever the surface.

Somewhere as small as Finmere, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

There’s a 12-month guarantee on every job, whatever its size.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere as small as Finmere, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Tell us about any water getting in

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Look over the window mastic once a year
  • Do not paint over the new mastic
  • Renew mastic before redecorating the windows
  • Keep sills and gutters clear so water drains away

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Planning or listed building consent (your local planning authority decides)
  • Timber that has rotted
  • Damaged stone surrounds

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • Timber door frames
  • Period & listed homes
  • Stone surrounds
  • Brick reveals

What sand mastic looks like in Finmere

Historic houses like Stowe House (about 3.7 miles north-east) are a reminder that the area around Finmere has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Finmere Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Church of St Michael, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. Older cottages and farmhouses around Finmere can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
