Common questions in Fairlight

Will you come out to Fairlight?

Yes, Fairlight is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Three Oaks station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Is it possible to take out silicone and use sand mastic instead?

In most cases. We remove the silicone and clean the joint before the sand mastic goes in.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Is consent needed for window work on a listed home?

Check with your local planning authority. They’ll tell you if consent is needed for work to your windows.

How we handle sand mastic in Fairlight

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on stone surrounds, sash and case windows and period & listed homes, and the jobs we see most are mastic round period door frames that has failed and tired mastic found when preparing windows for paint.

Outdoor sealant needs dry, clean surfaces, so work on frames around Fairlight is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

We stand behind the work with a 12-month guarantee.

Why act early in Fairlight

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. In a small place like Fairlight, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Fairlight homes and the weather

Fairlight is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Three Oaks station, any sash windows need sound mastic to keep draughts and rain out. Homes close to The Parish Church of St Andrew include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Fairlight is about 4 miles east of Hastings, in East Sussex. We carry out sand mastic for householders, landlords and businesses in Fairlight and the surrounding area. Fairlight is one of 289 places in East Sussex where we work. Brighton is on our list too, about 34 miles from Fairlight.

All of TN35 is within our area for sand mastic, from the main roads to the quietest streets. That includes homes and businesses on Hill Road, The Close and Lower Coastguard Lane. We also cover Fairlight Cove (1 mile east), Friar's Hill (1 mile north), Guestling (1 mile north-west), Bachelor's Bump (1 mile west) and Guestling Green (1 mile north-west). Honest limits

It helps to know what we can’t do too:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Whether work needs listed building consent

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Period & listed homes
  • Brick reveals
  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Timber door frames

Signs you need sand mastic in Fairlight

Sand mastic slowly weathers. It dries out, cracks and loses its grip from the frame or the masonry.

Signs it’s time to call us include:

  • Gaps between timber frames and stone or brick
  • Draughts and rain around sash boxes
  • Gaps round a timber door in stone or brick
  • A silicone bead on a sash window that spoils the look

If you look after a building such as The Hastings Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Choosing a sealant specialist

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Sort the mastic before the decorators arrive
  • Get any rot dealt with first
  • Don’t paint over the new mastic
  • Clear gutters so water does not pour onto the windows

Avoid painting over the new mastic, which is the traditional advice. If you are redecorating, ask us first.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. For a village or hamlet like Fairlight, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
