What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Decisions on consent for listed homes
  • Sashes that rattle, stick or will not open
  • Broken panes

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Sand mastic in East Cholderton

Sand mastic suits most period window surrounds. Newer frames normally get a flexible sealant instead, and we will talk through which suits your home. If you have cracked mastic round a front door frame and old sand mastic that has cracked, crumbled or fallen out, we can put it right.

In a village or hamlet like East Cholderton, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Each job carries a 12-month guarantee.

Do you need sand mastic in East Cholderton?

Timber frames move with the seasons. The movement cracks the mastic little by little.

If you can see any of these, it’s time to have the joints looked at:

  • Silicone on a period window that looks wrong
  • Draughts and rain around sash boxes
  • Mastic dropping out of the joint
  • Patchy fillers round a sash window

For site and facilities teams at buildings such as Amport Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • How long to leave it before use
  • Whether all the old sealant comes out first
  • Which colour the sealant will be
  • What guarantee comes with the work

Windows and doors in East Cholderton

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St Peter and St Paul, the joint between an old wall and a newer frame is usually the first place rain gets in. For landlords with property near Grateley station, any sash windows need sound mastic to keep draughts and rain out.

The process

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a single window, longer for several. Somewhere like East Cholderton needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

How to get a quote

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid heavy scraping on the mastic joint
  • Keep modern sealant off the mastic
  • Don’t paint over the new mastic
  • Get any rot dealt with first

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

How we quote for sand mastic

You’ll get a clear quote before we start. It’s based on:

  • Mould in or behind the old joints
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Helping us quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • The type of property

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

Why act early in East Cholderton

If you are redecorating, renew the mastic first. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. Around East Cholderton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.

What you get with us

  • Neat joints and a tidy finish
  • Homes, businesses and hotels
  • We never seal over old sealant
  • We are fully insured

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
