How we handle sand mastic in Dunbeath
Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. If you are dealing with mastic worn away on windows facing the weather and old cement repairs round a window that have failed, we can help.
Mastic can only go onto a dry joint, so outside work in Dunbeath depends on the weather. Let us know about access to every frame, including any upstairs.

What we do, step by step
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours per window, depending on the condition of the joints. For a place like Dunbeath, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

Dunbeath questions
Is Dunbeath in your area for sand mastic?
Yes, Dunbeath is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is sand mastic in a coastal place like Dunbeath any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
What guarantee comes with the work?
Our one-year guarantee covers every job, sand mastic included.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Aftercare tips
Looking after new joints is easy:
- Check the mastic when you check the paintwork
- Make sure water runs off the sill
- Do not paint over the new mastic
- Take care around the mastic when scraping paint
Do not touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Dunbeath homes and the weather
Dunbeath is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Whether the job is in Dunbeath itself or nearby, the right material for each joint matters as much as a neat finish.

How we quote for sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many rooms, windows or areas are involved
- The amount of work
- The type of sealant required
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
There’s no need for technical detail. Just tell us:
- If someone has resealed it before
- Pictures of the joints, sent by email
- Where the property is
- The rough size of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.
Do you need sand mastic in Dunbeath?
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint.
People normally contact us after spotting something like this:
- Wind and rain getting in round a sash window
- Patchy fillers round a sash window
- Gaps round a timber door in stone or brick
- Mastic that needs renewing before redecorating
In and around Dunbeath, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- What happens if they find a problem under the old sealant
- How long the guarantee is
- Whether VAT is included
- Whether they’re fully insured

What happens if it’s left?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. In a place like Dunbeath, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
