Sand mastic for homes and businesses in Cove
Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. Common call-outs are for gaps between timber frames and stone or brick and mastic that needs renewing before redecorating, on tenement windows, brick reveals and period & listed homes.
In a smaller place like Cove, some walls face open ground and catch the full force of the weather. That’s hard on the mastic around frames and sills.
Each job carries a 12-month guarantee, large or small.

Cove: your questions answered
Do you work for landlords with property near Fleet station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.
Is Cove within the area you cover?
Yes, Cove is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Is the work guaranteed?
Our 12-month guarantee applies to all our work.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
What is sand mastic?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
What happens if it’s left?
Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. Homes in smaller places like Cove can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What sand mastic looks like in Cove
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Homes close to St John the Baptist include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Fleet station, any sash windows need sound mastic to keep draughts and rain out.

Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.
Stone surrounds
Sand mastic sits naturally against stone. It finishes to look like part of the surround.

The process
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours per window, depending on the condition of the joints. Parking around Cove is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
Getting a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
What we’re called out for in Cove
Rain on the window surround works into any crack and loosens it further. Exposed elevations generally fail first.
Most people get in touch when they notice something like this:
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
- Gaps where the frame meets the masonry
- Mastic dropping out of the joint
If you look after a building such as Parsonage Farm Nursery and Infant School, larger buildings have plenty of frames, and the mastic around each one ages.
What to look for in a quote
- Who does the work, and how experienced they are
- Whether you can choose the colour
- How the joint is cleaned and prepared
- What product goes in the joint
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Sash cords, weights and draught-proofing of the sashes
- Cracked or broken glass
- Timber that has rotted
If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
