Trusted sand mastic in Climping

Sand mastic for homes and businesses in Climping

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you are dealing with mastic worn away on windows facing the weather and window mastic to renew ahead of painting, we can put it right, whatever the surface.

In a village or hamlet like Climping, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Big or small, you get the same one-year guarantee.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Ask us before painting near the mastic
  • Take care around the mastic when scraping paint
  • Check the mastic when you check the paintwork
  • Ask a joiner to look at soft timber first

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

Your questions about sand mastic in Climping

Will you come out to Climping?

Yes. Climping is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does the coastal weather in Climping affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can sand mastic be painted?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Are you insured?

Yes, we are fully insured for every job we do.

Is it possible to take out silicone and use sand mastic instead?

Generally, yes. With the silicone removed and the joint cleaned we point it with sand mastic.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.

What the job involves on each surface

Stone surrounds

Stone surrounds suit sand mastic well. It finishes to look like part of the surround.

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Decisions on consent for listed homes
  • Timber that has rotted
  • Crumbling stone or brickwork round the window

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Stone surrounds
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Tenement windows
  • Timber door frames

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the cost of sand mastic

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • Access and height
  • How many areas need sealing
  • How much there is to do

Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What to tell us for a quote

To help us quote quickly, please include:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Windows and doors in Climping

Climping is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as St Mary's CofE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Littlehampton station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. In the older streets around The Parish Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for a single window, longer for several. Somewhere as small as Climping, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Move anything stored near the joints
