What sand mastic looks like in Chilworth
With historic houses such as Chilworth Manor (about 0.4 miles north) nearby, there’s older building stock in the area around Chilworth as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For an older house near a landmark such as Church of St Thomas, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Chilworth CofE (Aided) Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in Chilworth
Do you work for landlords with property near Chilworth station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or send us an email with the details for a clear quote.
Will you come out to Chilworth?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is it possible to paint over sand mastic?
Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first.
Are you insured?
Yes. We are fully insured.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours per window, depending on the condition of the joints. We will give you a better idea when we quote.
What affects the cost of sand mastic
For a quick quote, just ask. The main things that affect it are:
- The number and length of the joints
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The type of sealant required
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Helping us quote
Photos help, but a description is a good start. Please mention:
- The type of property
- Where the job is, and your postcode
- How we’d reach the joints
- How many joints, rooms or windows are involved
We do not publish a price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or send us an email.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. Somewhere as small as Chilworth, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Before we arrive
- Try not to wet indoor joints just before the visit
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

Advice
What happens if it’s left?
Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic matches what was there and that can be important for listed homes. Around Chilworth, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
