Catterline questions

Can you help a landlord with a rental near Stonehaven station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Does living near the coast affect sand mastic in Catterline?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for a single window, longer for several. We will tell you when we quote.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Sand mastic in Catterline

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. Renewing it closes the gap and tidies the surround. We work on stone surrounds, sash and case windows and period & listed homes, and common reasons people get in touch are crumbling sand mastic round a window and draughty sash windows at the surround.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours per window, depending on the condition of the joints. Somewhere like Catterline may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • Clear items away from the joints we are working on
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work

What we are called out for in Catterline

Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint.

These are the problems we are asked about most:

  • Mastic worn away on windows facing the weather
  • Wind and rain getting in round a sash window
  • Window mastic to renew ahead of painting
  • Patchy fillers round a sash window

Homes close to Catterline Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • How long the guarantee is
  • Is the old sealant removed completely?
  • Who turns up on the day
  • Whether the sealant suits the joint

Our hiring checklist

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Timber that has rotted
  • Planning or listed building consent (your local planning authority decides)
  • Crumbling stone or brickwork round the window

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Brick reveals
  • Timber door frames
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows
  • Tenement windows

Quotes for sand mastic in Catterline

There’s no set price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • The old material and how stubborn it is
  • The type of sealant required
  • Whether there’s mould to deal with

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • The problem you’ve noticed
  • Whether it’s a home or a business
  • If someone has resealed it before

What sand mastic looks like in Catterline

Catterline is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Stonehaven station, older sash windows in a rental need their mastic kept sound to keep the weather out.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Why act early in Catterline

If you’re redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. In a place like Catterline, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Why choose Mr Mastic in Catterline

  • Fully insured
  • Experience in homes, commercial sites and hotels
  • A 12-month guarantee on all work
  • An ARBOMaster approved applicator

Keeping the joints in good condition

Aftercare is simple:

  • Get any rot dealt with first
  • Make sure water runs off the sill
  • Ask us before painting near the mastic
  • Plan mastic work ahead of painting

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.
