Leave it or put it right?

New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Around Catmore, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

About our sand mastic in Catmore

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. If you have gaps where the frame meets the masonry and tired mastic found when preparing windows for paint, we can help.

In a village or hamlet like Catmore, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

All of our work is guaranteed for twelve months, in Catmore and everywhere else we cover.

Surface by surface

Brick reveals

An open joint at a brick reveal lets weather in. New mastic seals the gap.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

When it isn’t the sealant

It helps to know what we can’t do too:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes
  • Decisions on consent for listed homes

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Leave the new mastic unpainted
  • Inspect the joints round the windows every year or so
  • Avoid patching sand mastic with silicone
  • Get any rot dealt with first

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Work for landlords, hotels and businesses

Common questions in Catmore

Will you come out to Catmore?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do sand mastic in Catmore?

Yes, Catmore is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes anything from a few hours to a full day, depending on how many windows. In a small place like Catmore, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What sand mastic looks like in Catmore

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Around Catmore, as everywhere, sand mastic is only as good as the preparation behind it. In the older streets around Church of St Margaret, the joint between an old wall and a newer frame is generally the first place rain gets in.
