- Draughty sash windows at the surround
- Open joints round the window box
Carmichael homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For an older house near a landmark such as Carmichael Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Sand mastic in Carmichael
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Common call-outs are for window mastic to renew ahead of painting and cement or filler used on old window joints that has cracked, across sash and case windows, tenement windows and timber door frames.
Mastic can only go onto a dry joint, so outside work in Carmichael depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Each job carries a 12-month guarantee, whatever its size.

Different surfaces, different methods
Tenement and terrace windows
In shared buildings, the windows may be part of a wider repair, so check who is responsible first.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.
What happens if it’s left?
Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Around Carmichael, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

The process
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on how many windows. For a place like Carmichael, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit
- Tell us about any water getting in
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit

Advice
Do you need sand mastic in Carmichael?
Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
Keep an eye out for these signs:
- Tired mastic found when preparing windows for paint
- Mastic worn away on windows facing the weather
- Old sand mastic that has cracked, crumbled or fallen out
- Modern sealant on a period surround
Letting a property close to Lanark station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.
What to look for in a quote
- What product goes in the joint
- What guarantee comes with the work
- What happens if they find a problem under the old sealant
- Whether you can choose the colour
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Damaged stone surrounds
- Timber that has rotted
- Decisions on consent for listed homes
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Make sure water runs off the sill
- Leave the new mastic unpainted
- Look over the window mastic once a year
- Check with your local planning authority if your home is listed
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
