Need sand mastic in Cackle Street?

Leave it or put it right?

If you are redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Around Cackle Street, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How we handle sand mastic in Cackle Street

Traditional burnt sand mastic that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. We work on timber door frames, brick reveals and tenement windows, and people most often call us about gaps round a timber door in stone or brick and failed mastic on an exposed elevation.

Somewhere as small as Cackle Street, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

You get a one-year guarantee, the same in Cackle Street as everywhere else we work.

How we quote for sand mastic

The quote reflects the job in front of us. We take into account:

  • The size of the job
  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Photos by email, if that is easy

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we explain the cure time before we leave. Somewhere as small as Cackle Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clear gutters so water does not pour onto the windows
  • Do not paint over the new mastic
  • Don’t run silicone over sand mastic
  • Have rotten timber repaired before new mastic goes in

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Frames and glazing around Cackle Street

With historic houses such as Durhamford Manor (about 3.1 miles west) nearby, there’s older building stock in the area around Cackle Street as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as Brede Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around The Parish Church of St George, the joint between an old wall and a newer frame is generally the first place rain gets in.

Common problems we fix in Cackle Street

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

These are the problems we are asked about most:

  • Cement or filler used on old window joints that has cracked
  • Draughty sash windows at the surround
  • Cracked mastic round a front door frame
  • Weathered mastic on the most exposed windows

If you let a flat or house near Doleham station, older sash windows in a rental need their mastic kept sound to keep the weather out.
