How the visit works

At the end, we look at the finished work together. The visit itself generally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Around Bun Othan, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Advice

Sand mastic in Bun Othan, done properly

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We work on brick reveals, period & listed homes and sash and case windows, and the jobs we see most are weathered mastic on the most exposed windows and mastic dropping out of the joint.

Mastic can only go onto a dry joint, so outside work in Bun Othan depends on the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What sand mastic looks like in Bun Othan

Bun Othan is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

For an older house near a landmark such as St Oran’s Chapel (Orsay), replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Around Bun Othan, as everywhere, sand mastic is only as good as the preparation behind it.

Bun Othan (Gaelic: Port Wemyss) is in Argyll and Bute. Across the PA47 area, our applicators can take on sand mastic. Bun Othan is one of 118 towns and villages in Argyll and Bute where we work.

How we quote for sand mastic

For a quick quote, just ask. What matters most is:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The type of sealant required

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

To make quoting easier, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • Whether it’s a home or a business
  • How we’d reach the joints

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Ask us before painting near the mastic
  • Have rotten timber repaired before new mastic goes in
  • Ask the planning authority about consent for listed or conservation-area homes
  • Go gently near the mastic when preparing windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

Honest limits

A few problems are outside what sealant work can do:

  • Decisions on consent for listed homes
  • Sashes that need overhauling
  • Masonry that needs repairing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Questions from Bun Othan

Is Bun Othan within the area you cover?

Yes. Bun Othan is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is sand mastic in a coastal place like Bun Othan any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.

How long does sand mastic take to harden?

It forms a skin fairly soon, then hardens over a longer period. The weather and joint depth both affect it.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

How do I get a quote for sand mastic in Bun Othan?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

How the job changes by surface

Tenement and terrace windows

Where a building is shared, window work may involve neighbours, so check who is responsible first.

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.

What happens if it’s left?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
