Sand mastic near Bowmans

Sand mastic in Bowmans, done properly

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. We work on timber door frames, period & listed homes and sash and case windows, and common reasons people get in touch are open joints round the window box and failed mastic on an exposed elevation.

Around Bowmans, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Why deal with it now?

Draughts round a sash window are not always the sashes. Open mastic joints round the box can let air in and new mastic seals them. Homes in smaller places like Bowmans can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Quotes for sand mastic in Bowmans

Jobs vary more than people expect. What affects the quote:

  • Access and height
  • The number of rooms or windows
  • Mould in or behind the old joints
  • The type of sealant required

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Helping us quote

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

Every job is quoted individually. Just phone 0345 464 0079 or send us an email with the details.

When to call us in Bowmans

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.

Look out for any of the following:

  • Old cement repairs round a window that have failed
  • A silicone bead on a sash window that spoils the look
  • Gaps between timber frames and stone or brick
  • Draughts and rain around sash boxes

Rented homes near Crayford station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

What your quote should include

  • Whether VAT is included
  • How the surfaces are prepared before sealing
  • Are they insured?
  • Whether they seal over old material or remove it

Our hiring checklist

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on how many windows. For a job in Bowmans, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

Advice

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Putty and glazing repairs
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that rattle, stick or won’t open

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Tenement windows
  • Timber door frames
  • Stone surrounds

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Renew mastic before redecorating the windows
  • Leave the new mastic unpainted
  • Do not run silicone over sand mastic
  • Make sure water runs off the sill

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.

Frames and glazing around Bowmans

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Hall Place and Gardens (about 1.1 miles north-west) are a reminder that the area around Bowmans has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Barnabas include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Wentworth Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Bowmans: your questions answered

Do you work for landlords with property near Crayford station?

Yes. We work for landlords and agents as well as householders. You can call 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Bowmans?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Is sand mastic better than silicone for my windows?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is there any odour?

Possibly a little. It fades as the sealant cures.
