About our sand mastic in Ardfern

Sand mastic doesn’t last for ever, leaving gaps round the window. We rake it out and renew it and tidies the surround. Typical jobs include mastic round period door frames that has failed and weathered mastic on the most exposed windows, across timber door frames, stone surrounds and brick reveals.

In and around a place like Ardfern, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Leave it or put it right?

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new work lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Your questions about sand mastic in Ardfern

Is Ardfern within the area you cover?

Yes. Ardfern is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is sand mastic in a coastal place like Ardfern any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can I choose the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available, and we’ll agree it with you first.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Are you fully insured?

Yes. We’re fully insured for every job we do.

How long does sand mastic take?

Most jobs take a few hours for a single window, longer for several. We will confirm how long when we quote.

How much does sand mastic cost in Ardfern?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Common problems we fix in Ardfern

Some old mastic was never deep enough. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.

It’s worth asking for a quote if you see:

  • Failed mastic on an exposed elevation
  • Patchy fillers round a sash window
  • Mastic round period door frames that has failed
  • Gaps where the frame meets the masonry

In the older streets around Craignish Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What happens if they find a problem under the old sealant
  • How long the guarantee is
  • Is the old sealant removed completely?

10 questions to ask before booking

Looking after it afterwards

To keep the joints looking good and working properly:

  • Renew mastic before redecorating the windows
  • Keep modern sealant off the mastic
  • Have rotten timber repaired before new mastic goes in
  • Keep sills and gutters clear so water drains away

Don’t run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Decisions on consent for listed homes
  • Broken panes
  • Damaged stone surrounds

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

Period and listed homes

Period homes look their best with traditional materials.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.

Ardfern homes and the weather

Ardfern is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Ardfern, as everywhere, sand mastic is only as good as the preparation behind it.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to a full day, depending on how many windows. Around Ardfern, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.
