Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Wootton and across the Isle of Wight. ARBOMaster approved applicators, fully insured, with a one-year guarantee.

- Repeat leaks from the same joint
- Thick, messy sealant smeared over tiles
When to call us in Wootton
Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.
These are the problems we are asked about most:
- Caulk or the wrong sealant used in a wet area
- Beads that never stuck properly
- Sealant applied over old sealant that has lifted
- Smears and lumps from a botched reseal
Managing a site like Wootton Community Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

About our remedial sealant in Wootton
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. Common call-outs are for kitchen joints letting water behind the worktop and sealant peeling off a dusty or damp surface, on expansion joints, failed movement joints and shrunken worktop sealant.
Even in a smaller place like Wootton, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Bathrooms and kitchens in Wootton
Wootton is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to St. Edmund's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Ryde Esplanade station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
Wootton is about 3 miles west of Ryde, in the Isle of Wight. We carry out remedial sealant for householders, landlords and businesses in Wootton and nearby. We cover 125 towns and villages across the Isle of Wight, large and small. Our Portsmouth page covers work nearby (9 miles or so).
We cover every part of PO33 for remedial sealant. Remedial sealant is available to properties on Church Road, High Street and Station Road and the roads around them. We also cover Fishbourne (1 mile east), Hillgrove (1 mile south-west), Whippingham (2 miles north-west), Havenstreet (2 miles south-east) and Fairlee (2 miles south-west). Larger places within reach include Newport (3 miles south-west), Ryde (3 miles east), Cowes (4 miles north-west), Sandown (6 miles south-east), Shanklin (7 miles south) and Ventnor (9 miles south). For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. In a smaller place like Wootton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

Common questions in Wootton
Can you help a landlord with a rental near Ryde Esplanade station?
Yes. We work for landlords and agents as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.
Is Wootton within the area you cover?
Yes. Wootton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
What we can’t put right
We will always be straight with you, so here’s what sealant can’t fix:
- A leaking trap, valve or supply pipe
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
What we seal
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Use a soft cloth, not a scourer, on silicone
- Check trays and worktops do not move
- Don’t add new sealant on top of old
- Find out why the sealant failed first
Clean gently: no scraping, scouring pads or harsh chemicals.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
What the job involves on each surface
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.
Over-sealed & botched joints
Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

What affects the quote in Wootton
We don’t publish a price list. The quote depends on:
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- How much there is to do
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.
What we need to know
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- The rough size of the job
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
