Questions from Woodmancote
Is Woodmancote within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Woodmancote in your area for remedial sealant?
Yes. Our work covers London and the South East, and Woodmancote is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.
What if the leak isn’t the sealant?
We’ll tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we won’t reseal for the sake of it.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
What does remedial sealant cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages to suit the site.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Remedial sealant in Woodmancote, done properly
In Woodmancote, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. Common call-outs are for products that weren’t meant for the joint and movement joints that have split or pulled away, across mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints.
In a village or hamlet like Woodmancote, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
All our work comes with a 12-month guarantee, wherever you are in West Sussex.

Different surfaces, different methods
Windows & doors
Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned.
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed in a colour to suit.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Why deal with it now?
Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Older cottages and farmhouses around Woodmancote can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Woodmancote homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you live in an older home near The Parish Church of St Peter, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Hassocks station, botched sealant from a previous quick fix is easier to strip out between tenants.

How the visit works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours, depending on how many layers have to come out. For a village or hamlet like Woodmancote, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A cracked shower tray or bath (that needs repair or replacing)
- A bath, tray or worktop that moves until it’s properly fixed
- Failed tanking or loose tiles behind the sealant
If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before you book.
What we seal
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Do not wait for a small gap to become a leak
- Clean sealant with mild products only
- Look for stains below bathrooms now and then
- Air the bathroom so the sealant can dry
Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
