Remedial sealant in Whiteford

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on mouldy bath & shower sealant, expansion joints and leaking tray & enclosure joints, and people most often call us about a shower that leaks however often it’s resealed and wide, uneven beads that look worse than the old ones.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Whatever the size of the job, you get the same one-year guarantee in Whiteford and across Aberdeenshire.

How we quote for remedial sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • How many areas need sealing
  • Any mould that needs treating

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Roughly how big the job is
  • A few pictures by email, if you can
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Whiteford: your questions answered

I let a flat near Inverurie station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Whiteford?

Yes, Whiteford is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Can you strip sealant from an acrylic tray safely?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, depending on how many layers have to come out. For a place like Whiteford, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Mention any tricky access
  • Mention any parking rules near the property
  • Clear the area around the work

Getting a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Advice

What the job involves on each surface

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

Do you need remedial sealant in Whiteford?

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing sets the depth and stops that.

Keep an eye out for these signs:

  • Dark patches showing through the sealant
  • Wide, uneven beads that look worse than the old ones
  • Movement joints that have split or pulled away
  • Over-sealed joints coming away

For an older house near a landmark such as Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Is VAT in the price?
  • How hidden problems are handled
  • Who turns up on the day
  • Whether they seal over old material or remove it

Landlords, agents and businesses in Whiteford

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

What remedial sealant looks like in Whiteford

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
