Remedial sealant & repairs in Upper Largo, Fife
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Upper Largo and across Fife. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Worktop sealant that has shrunk and split
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
Why deal with it now?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Remedial sealant in Upper Largo
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. Typical jobs include a second bead peeling off the first and thick, messy sealant smeared over tiles, on botched or over-sealed joints, shrunken worktop sealant and mouldy bath & shower sealant.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep an eye on the ceiling below the bathroom
- Do not point over movement joints
- Keep bleach and abrasives off the bead
- Never seal over old silicone
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Questions from Upper Largo
Will you come out to Upper Largo?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Leven station?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
My shower still leaks after a reseal. Can you sort it?
Yes, generally. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Do you have insurance?
Yes. We are fully insured.
Can you reseal a split movement joint?
Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Upper Largo homes and their sealant
Upper Largo is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Leven station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

When to call us in Upper Largo
How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing sets the depth and stops that.
Most people get in touch when they notice something like this:
- Black mould underneath the bead
- Gaps opening along the back of the worktop
- Caulk or the wrong sealant used in a wet area
- Sealant that came away because the surface wasn’t prepared
For an older house near a landmark such as Largo Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first.
What your quote should include
- Which colour the sealant will be
- Which sealant they’ll use, and why
- How hidden problems are handled
- What the cure time is
How the visit works
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Upper Largo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Tell us about any water getting in
- Let us know about parking restrictions
- Mention if the joints have been sealed before
How to get a quote
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
Advice
What affects the cost of remedial sealant
Your quote is based on your job. We look at:
- When we can work, for business premises
- The size of the job
- Access and height
- The product the joint needs
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before any work starts.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Honest limits
We will not take on work that will not last, so these are the limits:
- A cracked shower tray or bath (that needs repair or replacing)
- A bath, tray or worktop that moves until it’s properly fixed
- A leaking trap, valve or supply pipe
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Mouldy bath & shower sealant
- Expansion joints
- Failed movement joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
