What remedial sealant looks like in Tillietudlem
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Crossford Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we handle remedial sealant in Tillietudlem
Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you have gaps opening along the back of the worktop and leaks that keep coming back after resealing, we can put it right, whatever the surface.
Bathrooms in smaller places like Tillietudlem work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Worktops & kitchens
A loose worktop splits its sealant. It needs fixing down first, and we’ll tell you if we find it.

Your questions about remedial sealant in Tillietudlem
Do you cover Tillietudlem for remedial sealant?
Yes, Tillietudlem is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Will you come out to Tillietudlem?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Where are you based?
Mr Mastic is based in Crawley. We cover Tillietudlem and the rest of South Lanarkshire.
Someone sealed over the old bead. Can you fix it?
Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.
Is remedial work guaranteed?
Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.
What if the leak is not the sealant?
We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.
Can you match the sealant colour?
Most of the time, yes. We will explain which colours are available.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What we’re called out for in Tillietudlem
Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.
Keep an eye out for any of the following:
- Caulk or the wrong sealant used in a wet area
- Beads that never stuck properly
- Leaks that keep coming back after resealing
- Dark patches showing through the sealant
Rented homes near Carluke station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Before you book anyone
- Is the old sealant removed completely?
- What insurance they hold
- Who turns up on the day
- Which sealant they’ll use, and why
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours, depending on how many layers have to come out from start to finish. Outdoor work around Tillietudlem depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
- Let us know about parking restrictions

What affects the quote in Tillietudlem
Your quote is based on your job. We look at:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- How much there is to do
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
Asking for a quote
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- If someone has resealed it before
- The address or postcode of the job
- Any access issues, like height or stairs
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.
What happens if it’s left?
A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What you get with us

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
