Remedial Sealant in Ticehurst

- Thick, messy sealant smeared over tiles
- Torn expansion joints
- A second bead peeling off the first
Landlord and commercial work in Ticehurst
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
About our remedial sealant in Ticehurst
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints, and people most often call us about movement joints that have split or pulled away and black mould underneath the bead.
Around Ticehurst, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we will point out.
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, and then we reseal it neatly.
Why it’s worth doing now in Ticehurst
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. Where a wall is exposed, as many are in small places like Ticehurst, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.
Why us?
- Any old sealant cut out fully, not covered over
- Homes, businesses and hotels
- Anti-fungal silicone where joints get wet
- Fully insured

How it works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. Somewhere like Ticehurst needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Let us know about stairs, lifts or work at height

What affects the cost of remedial sealant
We don’t publish a price list. The quote depends on:
- When we can work, for business premises
- Mould in or behind the old joints
- The number and length of the joints
- How easy the joints are to reach
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
- Access, such as stairs, a lift or height
- If someone has resealed it before
If you’re in Ticehurst and need remedial sealant, phone 0345 464 0079 or send us an email. Tell us what the problem is and where, and we will agree the price before any work begins.
What remedial sealant looks like in Ticehurst
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Letting a property close to Stonegate station? Then a joint that keeps failing is best fixed properly while the property is empty. For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Ticehurst and Flimwell Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work cannot fix
It helps to know what we cannot do too:
- A bath, tray or worktop that moves until it’s properly fixed
- Cracks in the fitting rather than the joint
- Sealant in an older building that needs testing for asbestos first
If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
