Stoneywood questions

Do you work in hotels near Stoneywood?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Will you come out to Stoneywood?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What if the leak isn’t the sealant?

Then we explain what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.

Can you remove sealant that’s been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Is remedial work guaranteed?

Yes, with our one-year guarantee. If we’ve pointed out another problem, getting it fixed helps the new joint last.

Do you have insurance?

Yes. We’re fully insured.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Remedial sealant in Stoneywood

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on leaking tray & enclosure joints, failed movement joints and shrunken worktop sealant, and people most often call us about repeat leaks from the same joint and floor or wall movement joints that have failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints

Looking after it afterwards

Looking after new joints is easy:

  • Always have old sealant cut out, not covered
  • Find out why the sealant failed first
  • Never fill a movement joint with mortar or grout
  • Run the fan after every shower

Do not let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.

If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.

Do you need remedial sealant in Stoneywood?

One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.

Common reasons people contact us are:

  • Repeat leaks from the same joint
  • Thick, messy sealant smeared over tiles
  • Products that weren’t meant for the joint
  • Dark patches showing through the sealant

If you live in an older home near Church Of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared

10 questions to ask before you book

What the job involves on each surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Leave it or put it right?

Remedial work takes longer than a straight reseal, but not by much: it takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. In an older home around Stoneywood, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

What we do, step by step

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Stoneywood depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Remedial sealant in Stoneywood: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
