Remedial sealant in St Nicholas, done properly
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. If you are dealing with floor or wall movement joints that have failed and sealant applied over old sealant that has lifted, we can help.
Homes around St Nicholas range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

How we quote for remedial sealant
Some jobs are bigger than they look, and some smaller. The main factors:
- Access and height
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- Working hours on commercial sites
Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Asking for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- A few photos by email, if you can
- Roughly how big the job is
- Where the job is, and your postcode
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A tray or worktop that needs refixing first
- Plumbing leaks behind walls or under trays
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.
Surfaces we seal
- Expansion joints
- Mouldy bath & shower sealant
- Failed movement joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
What the job involves on each surface
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Why act early in St Nicholas
Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. It’s far less disruption than resealing the same joint again and again. In a smaller place like St Nicholas, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Why book with us
- Sealant colour chosen to suit
- A choice of colours where the product allows
- Any old sealant cut out fully, not covered over
- Arbo and Everbuild products
See our cost guide or our reviews.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Never seal over old silicone
- Have loose fittings fixed before resealing
- Air the bathroom so the sealant can dry
- Check ceilings under showers for marks
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Remedial sealant in St Nicholas: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. St Nicholas is part of Stevenage, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. New sealant won’t stick to old, so the old layers have to come out first.
If you look after a building such as The Leys Primary and Nursery School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Stevenage station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to All Saints Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
St Nicholas is about 1 mile north of Stevenage, in Hertfordshire. Anywhere in SG1, our applicators can take on remedial sealant. Our Hertfordshire coverage runs to 381 places, and St Nicholas is one of them. For nearby work, see our London page.

FAQs for St Nicholas
Is St Nicholas within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Should the sealant in an older St Nicholas home be renewed?
If it hasn’t been replaced for some years, it’s usually worth it. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather.
How long will it take to strip and reseal the joint?
Allow a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What happens if the problem is the tray or the plumbing?
You’ll hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
How it works
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work generally takes a few hours, depending on how many layers have to come out. Parking around St Nicholas is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Move anything stored near the joints
- Mention any tricky access
- Keep pets and children clear of the area while we work
How to get a quote
