Remedial sealant near Smyrton

How the job changes by surface

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.

About our remedial sealant in Smyrton

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and expansion joints, and people most often call us about wide, uneven beads that look worse than the old ones and sealant peeling off a dusty or damp surface.

In and around a place like Smyrton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Each job carries a 12-month guarantee.

What affects the quote in Smyrton

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • Any mould that needs treating
  • The old material and how stubborn it is
  • The size of the job

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • If someone has resealed it before
  • Where the job is, and your postcode

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Your questions about remedial sealant in Smyrton

Is remedial sealant in Smyrton guaranteed?

All our work, in Smyrton and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Smyrton for remedial sealant?

Yes. Our work covers the whole of Scotland, and Smyrton is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

My shower still leaks after a reseal. Can you sort it?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Someone sealed over the old bead. Can you fix it?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

Remedial sealant in Smyrton: local notes

Smyrton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Whether the job is in Smyrton itself or nearby, the right material for each joint matters as much as a neat finish. Around Smyrton, as everywhere, remedial sealant is only as good as the preparation behind it.

Why act early in Smyrton

Repeat failures have a cause. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Outdoor work around Smyrton depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Air the bathroom so the sealant can dry
  • Use a soft cloth, not a scourer, on silicone
  • Find out why the sealant failed first
  • Always have old sealant cut out, not covered

Keep the room ventilated: run the fan during and after showers, or open a window.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
