Remedial sealant in Rowfant

Remedial sealant around Rowfant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Rowfant has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Turners Hill CofE Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Three Bridges station? Then a joint that keeps failing is best fixed properly while the property is empty.

Remedial sealant for homes and businesses in Rowfant

Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. If you have repeat leaks from the same joint and black mould underneath the bead, we can help.

Somewhere as small as Rowfant, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Rowfant questions

Will you come out to Rowfant?

Yes. Rowfant is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Rowfant?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where do you work from?

Mr Mastic is based in Crawley. We cover Rowfant and the rest of West Sussex, along with the rest of our area.

How much does remedial sealant cost in Rowfant?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you fix a reseal that hasn’t worked?

Yes, usually. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Can failed expansion joints be resealed?

Yes. Backing sets the depth and stops the sealant sticking to the back.

Can you remove sealant that is been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Rowfant needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Do not add new sealant on top of old
  • Keep an eye on the ceiling below the bathroom
  • Deal with small splits early
  • Get the cause of a repeat leak found before resealing

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

When to call us in Rowfant

One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.

The most common problems we see are:

  • Sealant that came away because the surface wasn’t prepared
  • Repeat leaks from the same joint
  • Dark patches showing through the sealant
  • Caulk or the wrong sealant used in a wet area

If you live in an older home near All Saints Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Choosing a sealant specialist

What the job involves on each surface

Windows & doors

Some leaks around windows come from the wall or the window itself. If the frame joint isn’t the cause, we will say so.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Why deal with it now?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out. Around Rowfant, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Honest limits

A few problems are outside what sealant work can do:

  • Plumbing leaks behind walls or under trays
  • A tray or bath that’s cracked
  • Movement from fittings that are not supported

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.
