Remedial sealant in Rothienorman
The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have kitchen joints letting water behind the worktop and smears and lumps from a botched reseal, we can help.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Your questions about remedial sealant in Rothienorman
What guarantee comes with remedial sealant in Rothienorman?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover Rothienorman for remedial sealant?
Yes. We work across all of Scotland, and Rothienorman is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can you do several jobs on one visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Can you take off two layers of silicone?
Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you have insurance?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Rothienorman and the rest of Aberdeenshire.
What affects the quote in Rothienorman
We quote each job individually. This is what makes a difference:
- The amount of work
- Working hours on commercial sites
- Whether the work is at height
- Which sealant suits the joint
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear quote before we start.
Helping us quote
To make quoting easier, let us know:
- Roughly how big the job is
- Whether it has been sealed before
- Pictures of the joints, sent by email
- What’s wrong with the joints now
Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.
Common problems we fix in Rothienorman
Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.
Any of these means the joints need attention:
- Decorators’ caulk around a bath or shower
- Smears and lumps from a botched reseal
- Sealant applied over old sealant that has lifted
- Beads that never stuck properly
Around Rothienorman, as everywhere, remedial sealant is only as good as the preparation behind it.
What to look for in a quote
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
- Are they insured?
- What happens if they find a problem under the old sealant
Remedial sealant around Rothienorman
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For jobs in and around Rothienorman, choosing the right material for each joint is as important as a tidy finish.

What the job involves on each surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.
What we do, step by step
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Aftercare tips
So the new joints stay in good condition:
- Keep bleach and abrasives off the bead
- Deal with small splits early
- Never fill a movement joint with mortar or grout
- Check trays and worktops do not move
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

What else we do in Rothienorman
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
