Remedial sealant in Old Struan
A joint that keeps failing normally has a reason. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. We look for the cause before we reseal. We are often asked to deal with worktop sealant that has shrunk and split and thick, messy sealant smeared over tiles, across failed movement joints, botched or over-sealed joints and leaking tray & enclosure joints.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Each job carries a 12-month guarantee.

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Old Struan: your questions answered
Is Old Struan in your area for remedial sealant?
Yes. We work across all of Scotland, and Old Struan is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Old Struan?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you match the sealant colour?
In most cases you can choose. We’ll explain which colours are available and agree one before work begins.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Old Struan, along with the rest of our area.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you strip sealant from an acrylic tray safely?
Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that is already there.
Can you reseal a split movement joint?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
Do you guarantee remedial jobs?
Yes. Our 12-month guarantee covers the work, and we are fully insured.

Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Water damage behind tiles that needs a tiler
- A tray or bath that’s cracked
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
What we seal
- Shrunken worktop sealant
- Botched or over-sealed joints
- Failed movement joints
- Expansion joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
Landlords, agents and businesses in Old Struan
For anyone letting property in or around Old Struan, several properties can go on one quote. Send us the addresses and the work at each.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
What remedial sealant looks like in Old Struan
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Homes close to Struan Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Blair Atholl station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Surface by surface
Mouldy bath & shower sealant
Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out so the new sealant starts clean.
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

- The problem you’ve noticed
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.
Aftercare tips
To keep the joints looking good and working properly:
- Act on a lifting corner straight away
- Always have old sealant cut out, not covered
- Have loose fittings fixed before resealing
- Look for stains below bathrooms now and then
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Tell us about any water getting in
- Mention any tricky access
- Mention any parking rules near the property
