About our remedial sealant in Old Shoreham
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. If you are dealing with wide, uneven beads that look worse than the old ones and worktop sealant that has shrunk and split, we can help, on botched or over-sealed joints, failed movement joints and leaking tray & enclosure joints alike.
Somewhere as small as Old Shoreham, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
All of our work is guaranteed for twelve months.

Common questions in Old Shoreham
Do you cover smaller places like Old Shoreham?
Yes. Old Shoreham is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do remedial sealant in Old Shoreham?
Yes. We work across London and the South East, and Old Shoreham is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear price.
Can I add another job to the visit?
Yes. Just list everything you need and we’ll quote it together.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do.
How long does remedial resealing take?
It takes a few hours for most joints, depending on how much old sealant has to come out. We’ll give you a timescale when we quote.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. We will ask anything else we need to know.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep movement joints clear of mortar and paint
- Never seal over old silicone
- Have loose fittings fixed before resealing
- Act on a lifting corner straight away
Keep the room ventilated: run the fan during and after showers, or open a window.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
What we are called out for in Old Shoreham
One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.
It’s worth asking for a quote if you see:
- Thick, messy sealant smeared over tiles
- Kitchen joints letting water behind the worktop
- Decorators’ caulk around a bath or shower
- Sealant peeling off a dusty or damp surface
If you look after a building such as Swiss Gardens Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathrooms and kitchens in Old Shoreham
Old Shoreham is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to St Nicolas' Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Shoreham-By-Sea station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Old Shoreham is about 1 mile west of Shoreham-by-Sea, in West Sussex. For remedial sealant in and around Old Shoreham, please call 0345 464 0079 or email us for a quick quote. Honest limits
To be straight with you, some problems need a different trade:
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.
Joints and surfaces we work on
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the quote in Old Shoreham
The quote reflects the job in front of us. We take into account:
- Whether the work is at height
- Any working-time requirements on site
- The number and length of the joints
- How many rooms, windows or areas are involved
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
Photos help, but a description is a good start. Please mention:
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- Whether it has been sealed before
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.

How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours, depending on how many layers have to come out. Somewhere as small as Old Shoreham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
How to prepare
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work
