Remedial sealant in Newtonhill

Remedial sealant for homes and businesses in Newtonhill

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have pictures when you email us at info@mrmastic.co.uk, and say how long ago it was last done. Typical jobs include over-sealed joints coming away and beads that never stuck properly, on failed movement joints, shrunken worktop sealant and botched or over-sealed joints.

In and around a place like Newtonhill, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A tray or worktop that needs refixing first
  • Plumbing leaks behind walls or under trays
  • Cracks in the fitting rather than the joint

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we are called out for in Newtonhill

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.

The problems people generally mention when they call include:

  • Dark patches showing through the sealant
  • Floor or wall movement joints that have failed
  • A shower that leaks however often it’s resealed
  • Worktop sealant that has shrunk and split

For site and facilities teams at buildings such as Portlethen Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the quote in Newtonhill

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Whether it’s a home or a business

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Surface by surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated so the new sealant starts clean.

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal in a colour to suit.

What remedial sealant looks like in Newtonhill

Newtonhill is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Portlethen station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. In the older streets around Saint Ternan's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Around Newtonhill, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.

  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Aftercare tips

After the cure time, these simple habits help:

  • Always have old sealant cut out, not covered
  • Ask why a joint failed before redoing it
  • Look for stains below bathrooms now and then
  • Never fill a movement joint with mortar or grout

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.
