Questions from Netley

I let a flat near Netley station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Will you come out to Netley?

Yes. Netley is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you take off two layers of silicone?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Can you fix a reseal that hasn’t worked?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Do you have insurance?

Yes. We are fully insured.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Remedial sealant in Netley

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you are dealing with sealant peeling off a dusty or damp surface and movement joints that have split or pulled away, we can help.

Smaller places like Netley still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

All our work comes with our one-year guarantee.

Remedial sealant in Netley: local notes

Netley is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Managing a site like Netley Abbey Infant School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of St Edward the Confessor, walls and floors in older homes can move, and sealant and grout show it first.

The process

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes a few hours, depending on how many layers have to come out. Parking around Netley is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

What sealant work cannot fix

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Movement from fittings that are not supported
  • Older mastics that may need an asbestos check before removal
  • Failed tanking or loose tiles behind the sealant

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints

What happens if it’s left?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. In an older home around Netley, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we are called out for in Netley

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Look out for these signs:

  • Black mould underneath the bead
  • Movement joints that have split or pulled away
  • Over-sealed joints coming away
  • Smears and lumps from a botched reseal

If you let a flat or house near Netley station, a joint that keeps failing is best fixed properly while the property is empty.

How to choose a mastic man

Landlords, agents and businesses in Netley

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before any new sealant goes on.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
