Remedial sealant for homes and businesses in Low Torry
Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include beads that never stuck properly and thick, messy sealant smeared over tiles, on expansion joints, shrunken worktop sealant and botched or over-sealed joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
There’s a 12-month guarantee on every job, large or small.

What sealant work cannot fix
To be straight with you, some problems need a different trade:
- Cracks in the fitting rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Botched or over-sealed joints
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
The process
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Low Torry depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we find out how and where the joint has failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Low Torry questions

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Low Torry within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can I choose the sealant colour?
We will suggest a colour to suit the surroundings. The product needed can limit the range.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Why it’s worth doing now in Low Torry
Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
What you get with us
- White, clear, grey or another colour, product permitting
- We never seal over old sealant
- Sanitary silicone with an anti-fungal additive in wet areas
- Tidy, careful work

Low Torry homes and their sealant
Low Torry is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near Torryburn Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Craigflower Preparatory School, we reseal washrooms and kitchens in schools and businesses as well as homes.

DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Keeping the joints in good condition
Looking after new joints is easy:
- Report a tray that rocks or a worktop that lifts
- Get the cause of a repeat leak found before resealing
- Keep an eye on the ceiling below the bathroom
- Never seal over old silicone
Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.
Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.
What the job involves on each surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
Windows & doors
Some leaks around windows come from the wall or the window itself. If the frame joint isn’t the cause, we will say so.
