Knightsridge Remedial Sealant
We cover Knightsridge for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Decorators’ caulk around a bath or shower
- Wide, uneven beads that look worse than the old ones
- Beads that never stuck properly
Remedial sealant for homes and businesses in Knightsridge
In Knightsridge, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We’re often asked to deal with decorators’ caulk around a bath or shower and movement joints that have split or pulled away, on expansion joints, botched or over-sealed joints and failed movement joints.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Our work is backed for twelve months, in Knightsridge and everywhere else we cover.

Do you need remedial sealant in Knightsridge?
Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
Keep an eye out for any of the following:
- Movement joints that have split or pulled away
- Wide, uneven beads that look worse than the old ones
- Kitchen joints letting water behind the worktop
- A shower that leaks however often it’s resealed
Rented homes near Livingston North station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
What your quote should include
- Whether they’re fully insured
- What product goes in the joint
- What guarantee comes with the work
- What happens if the job turns out different
Knightsridge homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you look after a building such as Inveralmond Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as St Andrew's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How it works
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. Outdoor work around Knightsridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.

Advice
Knightsridge: your questions answered
Do you work for landlords with property near Livingston North station?

Is Knightsridge in your area for remedial sealant?
Yes. We work across all of Scotland, and Knightsridge is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Do you have insurance?
Yes. Full insurance covers our work.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How the job changes by surface
Movement & expansion joints
Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.
Leave it or put it right?
DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

When it isn’t the sealant
Before booking, it’s worth knowing the limits too:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A tray or bath that’s cracked
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Failed movement joints
- Botched or over-sealed joints
How to look after the new joints
A little care helps the new joints last. We recommend:
- Keep movement joints clear of mortar and paint
- Act on a lifting corner straight away
- Air the bathroom so the sealant can dry
- Clean sealant with mild products only
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.
