Remedial sealant in Kirkton

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. We work on failed movement joints, leaking tray & enclosure joints and mouldy bath & shower sealant, and people most often call us about movement joints that have split or pulled away and repeat leaks from the same joint.

For a place like Kirkton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, it’s backed by our 12-month guarantee.

Kirkton questions

Can you do remedial sealant in Kirkton?

Yes, Kirkton is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Livingston North station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What the job involves on each surface

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint isn’t the cause, we’ll say so.

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing stops that, so the sealant grips the two sides only.

How we quote for remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Working hours on commercial sites
  • The product the joint needs
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Helping us quote

To make quoting easier, please include:

  • How we’d reach the joints
  • The address or postcode of the job
  • Photos by email, if that is easy
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Kirkton homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around St Andrew's Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Livingston North station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Kirkton is about 1 mile north-west of Livingston, in West Lothian. Whether you’re in the middle of Kirkton or further out, remedial sealant is available for homes and businesses alike. When to call us in Kirkton

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

Common reasons people contact us include:

  • Worktop sealant that has shrunk and split
  • Sealant peeling off a dusty or damp surface
  • Thick, messy sealant smeared over tiles
  • Decorators’ caulk around a bath or shower

Managing a site like Inveralmond Community High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • Whether the sealant suits the joint
  • The length of the guarantee
  • How the surfaces are prepared before sealing
  • What the cure time is

How to choose a mastic man

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • A tray or bath that’s cracked
  • Plumbing leaks behind walls or under trays
  • Sealant in an older building that needs testing for asbestos first

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Around Kirkton, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Have loose fittings fixed before resealing
  • Deal with small splits early
  • Don’t point over movement joints
  • Do not add new sealant on top of old

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
