Remedial sealant near Hassocks

Remedial sealant for homes and businesses in Hassocks

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. We work on failed movement joints, expansion joints and botched or over-sealed joints, and people most often call us about wide, uneven beads that look worse than the old ones and black mould underneath the bead.

Smaller places like Hassocks still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

All of our work is guaranteed for twelve months, in Hassocks and everywhere else we cover.

What we’re called out for in Hassocks

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

If you can see any of these, it’s time to have the joints looked at:

  • Worktop sealant that has shrunk and split
  • Mould trapped under a layer of silicone
  • Floor or wall movement joints that have failed
  • Beads that never stuck properly

Homes close to St Francis of Assisi include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Before you book anyone

  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why

Choosing a sealant specialist

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How the job changes by surface

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.

Hassocks questions

Do you take on hotel work around Hassocks?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Hassocks station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient.

How long does the work take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered
  • Use a soft cloth, not a scourer, on silicone
  • Air the bathroom so the sealant can dry

Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

Remedial sealant in Hassocks: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Hassocks has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Hassocks station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Managing a site like Hassocks Infant School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the cost of remedial sealant

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • Any mould that needs treating
  • The amount of work
  • How many rooms, windows or areas are involved

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • What’s wrong with the joints now
  • The type of property

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:

  • Older mastics that may need an asbestos check before removal
  • A leaking trap, valve or supply pipe
  • Cracks in the fitting rather than the joint

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.

Joints and surfaces we work on

  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied. A visit to Hassocks is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed
