Remedial sealant in Gayfield

The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. Common call-outs are for a second bead peeling off the first and sealant that came away because the surface wasn’t prepared, on botched or over-sealed joints, leaking tray & enclosure joints and mouldy bath & shower sealant.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Remedial sealant in Gayfield: local notes

Gayfield is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Gayfield has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

In the older streets around Broughton Place Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Edinburgh Waverley station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. For site and facilities teams at buildings such as London Street Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Gayfield is about 1 mile north-east of Edinburgh, in Edinburgh. We provide remedial sealant to homes and businesses in Gayfield, as part of our work across Edinburgh. Gayfield is one of 175 towns and villages in Edinburgh where we work.

All of EH7, EH1 and EH3 is within our area for remedial sealant, from the main roads to the quietest streets. If you need remedial sealant at a property on York Lane, Meuse Lane and Albany Lane or a nearby road, our applicators can take on the job. How the job changes by surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Your questions about remedial sealant in Gayfield

Could a leaking bath seal in my Gayfield flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can you remove old sealant without damaging the bath?

Yes. Residue is removed with a product suited to the surface rather than scraped hard.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Someone sealed over the old bead. Can you fix it?

Yes. We remove every layer; over-sealing fails because silicone won’t bond to silicone.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long does the work take?

It takes a few hours, depending on how many layers have to come out. You’ll know the timing when we quote.

Can failed expansion joints be resealed?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

What we can’t put right

A few problems are outside what sealant work can do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The process

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking in city streets around Gayfield can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

How to prepare

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Aftercare tips

A little care helps the new joints last. Our advice:

  • Use a soft cloth, not a scourer, on silicone
  • Don’t add new sealant on top of old
  • Find out why the sealant failed first
  • Never fill a movement joint with mortar or grout

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

What affects the quote in Gayfield

The quote reflects the job in front of us. We look at:

  • The size of the job
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • Roughly how big the job is

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
