Remedial sealant in Furnace Green

Remedial sealant in Furnace Green

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We are often asked to deal with wide, uneven beads that look worse than the old ones and sealant applied over old sealant that has lifted, across mouldy bath & shower sealant, leaking tray & enclosure joints and shrunken worktop sealant.

Homes around Furnace Green range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What affects the cost of remedial sealant

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Any mould that needs treating

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Roughly how big the job is
  • Where the property is

Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. We’ll explain what we’d do and give you a clear price before any work starts.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. In a smaller place like Furnace Green, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Always have old sealant cut out, not covered
  • Clean sealant with mild products only
  • Have loose fittings fixed before resealing
  • Look for stains below bathrooms now and then

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Different surfaces, different methods

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is generally part of the cause. Along with resealing, we’ll mention if the room needs better ventilation.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.

How it works

At the end, we look at the finished work together. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job. In a smaller place like Furnace Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property

Remedial sealant in Furnace Green: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. Crawley, which Furnace Green is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. Sealant laid over old sealant never bonds properly, so it all has to come out.

Homes close to St Andrew's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Brook Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Three Bridges station, botched sealant from a previous quick fix is easier to strip out between tenants.

Furnace Green is about 2 miles south-east of Crawley, in West Sussex. Anywhere in RH10, we cover remedial sealant for homes and businesses. Furnace Green is one of 371 towns and villages in West Sussex we cover for remedial sealant.

Work in RH10 works the same way as everywhere else we cover. Whether your property is on Marion Road, Holder Road and Bolton Road or anywhere close by, our applicators can take on the job.
