Remedial sealant in Elmfield
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. We are often asked to deal with black mould underneath the bead and movement joints that have split or pulled away, on shrunken worktop sealant, leaking tray & enclosure joints and expansion joints.
In a smaller place like Elmfield, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

Leave it or put it right?
Ripping out a bathroom is not usually needed. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we will tell you. In an older home around Elmfield, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The process
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. For a job in Elmfield, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we find out how and where the joint has failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed

Elmfield homes and their sealant
Elmfield is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Oakfield Church of England Aided Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Ryde St Johns Road station, botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to St John's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Elmfield is about 1 mile south-east of Ryde, in the Isle of Wight. From the centre of Elmfield to the outskirts, remedial sealant is available for homes and businesses alike. When something else is needed
In fairness, there are a few things sealant will not fix:
- A tray or bath that’s cracked
- Older mastics that may need an asbestos check before removal
- Movement from fittings that are not supported
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.
Joints and surfaces we work on
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Deal with small splits early
- Check trays and worktops don’t move
- Ask why a joint failed before redoing it
- Use a soft cloth, not a scourer, on silicone
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
How we quote for remedial sealant
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- Whether the work is at height
- The old material and how stubborn it is
- The type of sealant required
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- The type of property
- The rough size of the job
- Access, such as stairs, a lift or height
- Where the property is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
