Remedial sealant for homes and businesses in East Stratton
Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. We are often asked to deal with sealant peeling off a dusty or damp surface and worktop sealant that has shrunk and split, across mouldy bath & shower sealant, expansion joints and botched or over-sealed joints.
Homes around East Stratton are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
Each job carries a 12-month guarantee.

What affects the cost of remedial sealant
You will get a clear quote before work begins. It takes into account:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- How many rooms, windows or areas are involved
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
When you call or email, it’s useful to know:
- Any previous sealing or DIY work
- The type of property
- How we’d reach the joints
- The address or postcode of the job
Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job.
Landlords, agents and businesses in East Stratton
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Remedial sealant in East Stratton: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Common problems we fix in East Stratton
Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
Signs it’s time to call us include:
- Movement joints that have split or pulled away
- Sealant that came away because the surface wasn’t prepared
- Black mould underneath the bead
- Kitchen joints letting water behind the worktop
Letting a property close to Micheldever station? Then a joint that keeps failing is best fixed properly while the property is empty.

What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. In a small place like East Stratton, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you’re told about anything else we found.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Keep bleach and abrasives off the bead
- Check ceilings under showers for marks
- Do not point over movement joints
- Always have old sealant cut out, not covered
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
What we cannot put right
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath, tray or worktop that moves until it’s properly fixed
- Water damage behind tiles that needs a tiler
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before you book.
