DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How we handle remedial sealant in Crindledyke
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. If you have worktop sealant that has shrunk and split and leaks that keep coming back after resealing, we can help, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
You get a 12-month guarantee, the same in Crindledyke as everywhere else we work.

Before booking, it’s worth knowing the limits too:
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Water damage behind tiles that needs a tiler

Remedial sealant around Crindledyke
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Homes close to Bonkle Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Coltness High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Cleland station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

How the job changes by surface
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, and we’ll tell you if we find it.
Mouldy bath & shower sealant
Repeat mould normally points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.
How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on how much there is to do. Around Crindledyke, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts
- Let us know about stairs, lifts or work at height

Related advice
Looking after it afterwards
So the new joints stay in good condition:
- Check ceilings under showers for marks
- Clean sealant with mild products only
- Always have old sealant cut out, not covered
- Report a tray that rocks or a worktop that lifts
Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

How we quote for remedial sealant
There’s no set price list, because no two jobs are the same. What we look at:
- The number and length of the joints
- Any mould that needs treating
- Working hours on commercial sites
- The number of rooms or windows
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- If someone has resealed it before
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
If you are in Crindledyke and need remedial sealant, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
