Trusted remedial sealant in Coalhall

Surface by surface

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

Remedial sealant in Coalhall, done properly

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you’re dealing with a shower that leaks however often it’s resealed and floor or wall movement joints that have failed, we can put it right, on leaking tray & enclosure joints, botched or over-sealed joints and mouldy bath & shower sealant alike.

Bathrooms in smaller places like Coalhall work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Coalhall homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Coalhall, as everywhere, remedial sealant is only as good as the preparation behind it.

Coalhall questions

What guarantee comes with remedial sealant in Coalhall?

All our work, in Coalhall and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you cover Coalhall for remedial sealant?

Yes, Coalhall is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

My shower still leaks after a reseal. Can you sort it?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Can you strip sealant from an acrylic tray safely?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Do you fix expansion and movement joints?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

What we’re called out for in Coalhall

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing sets the depth and stops that.

Most people get in touch after spotting one of these:

  • Smears and lumps from a botched reseal
  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead
  • Beads that never stuck properly

If you live in an older home near Schaw Kirk, walls and floors in older homes can move, and sealant and grout show it first.

Our hiring checklist

Honest limits

We’ll always be straight with you, so here’s what new sealant won’t do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Report a tray that rocks or a worktop that lifts
  • Check ceilings under showers for marks
  • Keep bleach and abrasives off the bead
  • Find out why the sealant failed first

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.

Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

If you manage several properties in or around Coalhall, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Around Coalhall, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts

Advice

Why act early in Coalhall

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.
